Getting started
How long does setup take?

About two minutes. Add a property (address, purchase price, current valuation), then start logging expenses. You can add more properties later — there's no limit.

Do I need a credit card to sign up?

No. The product is currently free and we don't ask for a card to sign up.

Can I import expenses from a spreadsheet?

Yes. Drop a CSV (from your bank, Mint, an old spreadsheet) on the Expenses page, map the columns to ours, confirm, and you're done. We support standard exports from Chase, Bank of America, Wells Fargo, Capital One, and Mint.

What if I have multiple properties already?

Add them one at a time on the Properties page. Each property has its own dashboard, expenses, and projects. The portfolio rollup view appears automatically once you have two or more.

Tax & reporting
What is "tax basis," and why does it matter?

Your home's tax basis is what you paid for it, plus the cost of capital improvements (a new roof, a kitchen remodel, an addition). When you sell, your basis reduces your taxable gain. Most homeowners under-track this and overpay capital gains by years' worth of receipts. We make it easy to flag improvements as you log them, so the basis worksheet is always up to date.

Can my accountant use the exports?

Yes. We export Schedule E line items for rentals, a basis worksheet for primary residences, and plain CSV for everything. Most accountants prefer CSV — they have their own templates.

Do you give tax advice?

No. We're tools, not advisors. The reports are accurate to the data you've entered, but you should run them past a CPA before filing. Our co-founder Anya is one — she'll tell you the same thing.

Privacy & data
How is my data used?

Your information is used to operate and improve the service. Read the privacy policy for the full picture on how your information is collected, used, and may be shared.

Where is my data stored?

Encrypted Postgres on AWS in us-west-2. Receipts and documents are in S3, encrypted at rest with AWS KMS. Backups are encrypted and retained for 30 days.

Can I export and delete everything?

Yes. Settings → Export gives you a ZIP with CSV records and original attachments. Settings → Delete account removes everything within 30 days; backups are purged at 60.

Product & limits
Is there a mobile app?

Not yet. The web app is responsive and works well on phones. A native app is on the roadmap; if you'd find it useful, write to us.

What are the limits?

Soft, generous, and lifted on request: 50 GB of attachments per account, 10,000 expenses per year, 25 properties. We've never had to enforce them.

Can I share access with a spouse or accountant?

Yes — every account supports up to 5 collaborators with view or edit permissions. Add them in Settings → Collaborators.

What if you shut down?

We'd aim to give you reasonable notice and the ability to export your data in standard formats before any shutdown. You can also export your data at any time from Settings → Export.
